TERMS OF SALE- 20% of the bid price to be paid on day of auction. With the balance due on or before the closing with a projected closing date of December 6, 2013, upon delivery of merchantable abstract and deed. Personal check or cash is acceptable for down payment; balance shall be paid by cash, certified check or wire transfer. Full possession will be given at the time of closing. Real estate taxes will be prorated to date of possession on the basis of the last available tax statement. Seller shall pay any unpaid real estate taxes payable in prior years.
Immediately following the auction of the real estate, the successful buyer shall enter into a written contract with the seller.
The following taxes are approximate and will be used to prorate at closing. Net Taxes: $1,278.00
SPECIAL PROVISIONS:
~ The seller shall not be obligated to furnish a survey.
~ If in the future a site clean up is required it shall be at the expense of the buyer.
~ This real estate is selling subject to any and all covenants, restrictions, encroachments and easements, as well as all applicable zoning laws.
~ The buyer acknowledges that he/she has carefully and thoroughly inspected the real estate and is familiar with the premises. The buyer is buying this real estate in its "as is" condition and there are no expressed or implied warranties pertaining to the same.
~ Any announcements made on the day of the auction will take precedence over prior advertising and printed matter.
SPECIFIC TERMS FOR ONLINE ONLY AUCTION
Steffes Group and IQBID.COM along with their employees are seller's agents and are licensed in the state where the property is located. We strongly recommend buyers secure buyer representation, at their expense, in all real estate transactions.
This property sells for cash with no owner financing. Bidders must have financing secured prior to bidding. The sale of this property IS NOT contingent on the bidder securing financing.

•All bidders must register with IQBID as an online bidder to participate in the auction.
•Twenty percent down upon signing Purchase Agreement with remaining balance due at closing. All bidders must register their name, address, and telephone number at IQBID.com along with submitting a letter of recommendation from your bank or lending institution of your choice to Steffes Group, c/o Chris Richard. •The successful bidder will be required to sign an Earnest Money Receipt and Purchase Agreement at the close of the real estate auction. A total deposit of 20% of the purchase price will be required. Those funds will be placed in a Real Estate Trust Account as good faith money until closing.
•The contract signing will take place on site.

•Purchasers who are unable to close because of insufficient funds will be in default and the deposit money will be forfeited. Balance of the purchase price must be paid in full with cashier's check at closing on or before December 6, 2013.
•Seller will provide up-to-date abstract(s) at their expense and will convey property by Warranty Deed.
•All bidding is open to the public and the property is offered for sale to qualified purchasers without regard to sex, race, color, religion, natural origin or handicap.
•Please note the bidding will not close and property will not be sold until everyone has had the opportunity to make his or her highest and best bid.
